A Tense Week, But A Better Finish.
 
Coming out of the long weekend, this one had a little bit of everything. Rates pushed higher early as inflation worries and Fed talk ran the headlines, and for a stretch the market was even debating whether the next move could be a hike instead of a cut. Then the tone shifted. As tensions in the Persian Gulf started to ease and oil prices came down, some of that pressure came right back out, and rates found better footing heading into the weekend. Easing off highs
 
We came back from the long weekend with rates sitting near their recent highs, and most of the week’s movement came from headlines, not the economy. The big inflation report, Core PCE, landed right on expectations at 3.3 percent, and growth came in a little softer than forecast. On a normal week, softer growth would nudge rates lower, but it barely moved the needle. The real driver was oil.
 
Here is what was actually steering things. Earlier this month, rising tensions in the Persian Gulf pushed oil prices up and dragged rates higher right along with them, since higher energy costs feed straight into inflation worries. As the week went on, signs of a US and Iran de-escalation started to firm up, oil prices pulled back, and that took some of the pressure out of the market. By Thursday, with a possible ceasefire looking more real, the benchmark interest rate that mortgages track eased back toward 4.5 percent and mortgage bonds improved.
 
For your buyers, this is a take what the market gives you stretch. We are seeing small improvements, not a breakout, and rates are still in the mid 6s with more upward pull than we saw earlier in the year. The encouraging part is the direction of that late week turn. If oil keeps cooling and the headlines stay calm, we should get more windows to lock at slightly better levels, but expect it to come in fits and starts rather than a straight line.
