| The week opened with everyone still chewing on the prior Friday jobs report, which came in much stronger than expected, with 172,000 new jobs and unemployment holding steady at 4.3%. Strong hiring like that pushes mortgage bonds lower, and since bond prices and rates move in opposite directions, the benchmark interest rate that mortgages track climbed. You saw it land in Freddie Mac's weekly number, with the 30-year average ticking up to 6.52% from 6.48%. |

| Midweek brought two inflation reports. Consumer prices on Wednesday came in about as expected, with the core reading actually a touch cooler, which kept things calm. Thursday's producer price report ran hotter, a reminder that inflation has been sticky and the road to lower rates is still narrow. Put together, they reinforced a higher for longer tone that has kept rates range-bound instead of falling. |

| The brighter note came late Thursday. Word that planned strikes on Iran were called off pulled energy prices down and gave mortgage bonds a quick bounce, easing some of the pressure that had built up. It is a good reminder that rates can move fast in either direction. The next thing I am watching is the Fed's preferred inflation gauge, which will tell us whether this firmness sticks or starts to fade. |

| FHA and VA Appraisals: Where Good Deals Go Sideways |

| This one comes straight from an agent who ran into it in the field. A buyer's appraisal got held up because the home sat too close to railroad tracks, and the question was simple, is there a list of things to watch for so this does not blow up a deal at the worst possible moment? There is no official checklist, but there are very real patterns. FHA and VA appraisals look at a property differently than a standard conventional appraisal, with specific attention on safety, condition, and location. On Tuesday I will walk through the most common stumbling blocks, clear up the misconceptions that cause a lot of unnecessary panic, and give you practical ways to spot potential issues before you ever write the offer. |
